THE PROPERTY MANAGEMENT DEPARTMENT IS IN CHARGE OF THE FOLLOWING AREAS

Condominium Owners Assembly (COA):

The COA is an entity that solely manages all residential communities and maintains the standards and architectural integrity throughout the project. In general terms, COA is in charge of enforcing community rules and regulations. It is also responsible for the general maintenance and upkeep of common areas and handles the financial matters of the Condominiums. Every owner is required to contribute a monthly fee based on the condominium community’s budget, approved annually at the Condominium Owners Annual Meeting.

Property Management (PM)

We manage the properties based on your needs as follows:

A. Short- term rental agreement: We set up rentals that go from three days to one month for the available units. This program is offered to owners wishing to make their unit available for short-term rentals when not occupied by the owners or their guests. Under this program, PM becomes the rental agent and agrees to provide full rental management, including pursuing rents, reservation services, front desk facilities, housekeeping services, repair and maintenance, key control, unit inspection, inventory control, utility payment, and accounting services, among others.

B. Long –term rental agreement: Owners who wish to make their unit available for long-term lease (month to month or longer) may opt for this program. PM provides all necessary management services, including lease preparation, rent collection, utility payment, unit inspection, inventory control, and accounting.

C. Non-rental agreement: When a unit is kept under maintenance but not rented; instead, it is only to be used by the owners and their guests. This program is for owners who do not wish to rent their unit, but rather use it for themselves and their non-paying guests; and would like to avail themselves of some general services furnished by PM.

D. Lot-maintenance agreement: We make sure that the lots have the grass cut in compliance with the rules of the respective residential community. This program is for lot owners only with no built structures on their property. It provides the owner an opportunity to utilize PM’s services and to meet compliance requirements in accordance with their respective Condominium Bylaws.
